Retired last year and the rental portfolio was the last thing standing between me and actually being retired. Three properties, all in Bakersfield, all needing roofs within five years. I did not want to spend my seventies replacing roofs. The exchange took about four months end to end and there was a two week stretch where I genuinely thought it was going to fall apart because one of the buyers went quiet. Brian called me twice during that period without me asking, just to say where things stood. That is the thing I'd tell someone. Sold a self-storage facility I'd owned since 2009. Nate at 1031EX rebuilt my identification list basically overnight. I was not pleasant to deal with that week and he was professional about it, which in hindsight I owe him an apology for.

Sold a fourplex in Mesa, closed in August. The part nobody warns you about is that you're shopping for a replacement while you're also figuring out where your tenants' security deposits go and whether you're supposed to prorate the last month. Nate had a checklist for it. Small thing, but it was the difference between panic and not panic. The exchange part was honestly the least stressful part of the whole summer.

Brian was great to work with. He answered all of my questions about the 180 day rule and made sure my funds were held safely throughout the exchange. I would definitely recommend 1031EX to anyone doing an exchange.

Nate spent maybe forty minutes on the phone with me and my wife and at the end told us a 1031 probably wasn't worth it for our situation because our gain was small. We didn't end up using them. Leaving this anyway because who does that.

Closed with eleven days left on the 180. It was not comfortable and I aged some. The delay was my lender's underwriting department, not 1031EX's doing, but Brian called the lender himself twice, which I don't believe he was obligated to do and which I'm reasonably sure is what got it unstuck. I've told three people about that specifically.

Picked them because they answered the phone. Called four intermediaries, three went to voicemail, Nate picked up on the second ring at 4:40 on a Friday. That's the whole review.
